Congratulations to our client on securing a warehouse that perfectly matches their business needs in Upland, California!


This client operates in the custom cabinetry business and works directly with U.S. home improvement retailers like Home Depot. When they approached us, they had a very clear requirement: a 10,000 SQFT warehouse located near a Home Depot store.


In response, we conducted a targeted search within a 1-mile radius of every Home Depot in the requested city. Based on the client’s criteria, we screened and organized all potential listings—an efficient process made possible by the clarity of their needs.


The client initially expressed interest in a property in Chino. However, after an onsite visit, we found that the nearby Home Depot had relatively low customer traffic and might not provide enough exposure for their business. We continued the search and identified a second option near Home Depot in Upland. Although the building’s ceiling height didn’t fully meet expectations, the location offered significant advantages: it was not only close to Home Depot, but also situated on a street lined with tile and home renovation businesses—directly aligning with the client’s target market.


After a comprehensive review, we recommended this location. The client visited the site and was impressed with both the convenience and the surrounding business environment. They agreed to compromise on ceiling height due to the strategic location. Additionally, we noticed that the office area was larger than average—an opportunity for the client to convert part of it into a showroom for cabinetry. Recognizing that such remodeling would involve additional costs, we used this as a point in negotiations.


As a result, we successfully negotiated a five-month rent-free period and secured a below-market rental rate for the client.
