This long-time client is a well-known publicly listed technology company in China, specializing in advanced high-tech industries. Their expansion into Los Angeles to develop AI-driven 3D printing customized smart terminal products represents an important step in their global strategy.
Understanding the trust this long-term client placed in us, we once again served as their site selection advisor. At the early stage, the client’s headquarters initially leaned toward locating the facility in Downtown Los Angeles. However, based on our deep understanding of the Southern California logistics environment and technology business clusters, we recommended focusing on Ontario, an area with a more suitable operating environment and stronger alignment with their business needs.
Despite the timing overlapping with the Christmas and New Year holiday season, our team moved quickly. Within just over one month, we helped the client complete the process from property tours to finalizing the warehouse shortly after the holidays.
During negotiations, the landlord was already reviewing other offers. Through close coordination with the listing broker and strategic negotiation, we helped the client submit a competitive offer at the right moment. Considering the client’s early-stage U.S. financial records, we leveraged the company’s background and our negotiation expertise to secure a three-year lease with two and a half months of free rent, significantly reducing the client’s initial operating costs while ensuring a stable launch.
Shortly after we secured the warehouse, another unit in the same business park increased its asking rent by $0.05 per square foot, highlighting the importance of acting at the right moment in a competitive market.
