Initially, the client preferred to stay in Baldwin Park. However, given the area’s rising rental rates, we swiftly proposed alternative locations. Based on market analysis and strategic consultation, we recommended expanding the search to City of Industry—a nearby hub with more competitive pricing and better value.
During the search, we identified a prime sublease opportunity: 36,000 SQFT with six dock-high doors, over four years of remaining lease term, and significantly lower pricing compared to direct leases on the market. Even better, the sublessor turned out to be one of our previous clients, allowing us to leverage our existing network and relationships.
With this advantage, we negotiated several favorable terms for the client, including early move-in and a flexible lease with only one month’s security deposit. The result was a fast, smooth lease agreement that met all operational needs while minimizing cost.
