Congratulations to our client on signing a 36,000 SQFT warehouse in Riverside at an exceptionally favorable rate!


The client, a growing furniture business, had previously relied on third-party logistics (3PL) providers. However, as their operations expanded, they decided to lease and manage their own warehouse—both to reduce costs and to gain greater control over order handling and logistics, minimizing the inefficiencies and instability often found with external service providers.


The client had strict requirements regarding location, warehouse condition, and yard accessibility. After receiving the request, we immediately identified suitable options and recommended a sublease opportunity in Riverside that met all criteria. Thanks to its shorter remaining lease term, the price was highly competitive, and we quickly submitted an offer on the client’s behalf.


Because the deal involved a sublease, the agreement had to be approved by both the master landlord and the current tenant. To ensure the client’s long-term interests, we actively coordinated between both parties—managing the flow of information, aligning expectations, and resolving contractual concerns. Drawing on our negotiation experience, we helped the client secure additional favorable terms.


Through timely updates and strategic guidance, we successfully pushed the lease forward. The final result: one month of free rent and a lease signed at just $0.90/SQFT—a strong outcome for a high-demand Riverside industrial location.


After signing, our customer service team supported the client through the move-in process by inspecting the facility, confirming all systems were operational, and ensuring a smooth transition into the new space.
