The client, an overseas warehousing operator, was looking to expand operations by leasing a new warehouse near their existing facility. As soon as we received their request, we identified and recommended a cost-effective 30,000 SQFT sublease opportunity in Santa Fe Springs. This warehouse came with six loading docks, making it highly suitable for 3PL and fulfillment use. Although the lease term was only two years, the shorter term allowed greater flexibility in price negotiation.

After reviewing the client’s financials, we helped present their company profile in the best possible light and quickly submitted an offer. With our extensive lease negotiation experience, we successfully secured favorable terms: 1-month security deposit, monthly payment terms, one and a half months rent-free, and a $0.90/SQFT lease rate—a rare deal in this market.

There were some challenges during the negotiation. The landlord’s broker team was not very familiar with industrial lease procedures, so from offer submission to negotiations and final contract signing, our team took full lead in managing the entire process.
