The client, a POD (print-on-demand) manufacturing business, required a warehouse with a high and stable power supply—at least 800 amps—to support its equipment. Properties with such electrical capacity are rare in the market, and the search was further complicated by the client's lack of recent financial records due to a two-year operational pause.

We initially shortlisted several options and submitted three offers on the client’s behalf. However, because of the warehouse size and financial uncertainty, the leasing process was difficult. At one point, the client offered to prepay rent to strengthen their offer. Instead, we advised a higher deposit strategy, which preserved financial flexibility while demonstrating credibility to the landlord.

Throughout the process, we proactively communicated the client’s business model and long-term growth potential. After multiple rounds of negotiation, we successfully secured a warehouse that met all technical and operational requirements, paving the way for the client’s business relaunch.
