As a long-time e-commerce business partner, this client has worked with us through two warehouse expansions. They trusted us once again—this time, to help sublease their previous, smaller facility. After receiving the request, we immediately evaluated the warehouse's condition and assisted with pricing and promotion.
The warehouse, totaling 86,000 square feet, was in excellent shape. Our client was the first tenant since it was built, so the property remained very new. However, its location—on the eastern side of Rialto—meant it wasn't in a high-demand warehouse zone, despite the city’s generally business-friendly policies. With only two years left on the lease term, pricing became a delicate matter: overpricing would reduce tenant interest, while underpricing would increase the client's financial burden. Based on current market rates, the warehouse’s strengths, and the short lease term, we provided pricing suggestions that left room for negotiation—making future discussions more flexible.
Once the price was confirmed, we launched a full promotion across our company’s social media platforms and client network using various formats. During this time, the client continued operating in the space, so the warehouse was never vacant. Despite listing in the off-season for commercial real estate, we introduced four interested tenants within three months, organizing site visits and walkthroughs. We helped the client screen each offer carefully, reviewed company profiles, and rejected those with weak financials. After thorough vetting, we reached an agreement with a financially sound tenant and closed the deal at a slightly lower price than listed. The client was very satisfied with the result.
