The client, a logistics company referred to us by a previous client, came in with highly specific requirements: the warehouse had to be a newly built standalone facility of at least 200,000 SQFT, located in a core logistics hub, with ample dock-high loading positions and parking to support their high-throughput distribution operations.
Given the strict criteria, qualified options in the market were extremely limited. Drawing on our deep understanding of logistics-sector warehousing needs, we spent weeks screening and touring over a dozen properties—carefully evaluating building quality, dock configuration, yard access, and overall site logistics for each one.
Eventually, we identified a facility that fully matched the client’s specifications. Despite the challenges, we were able to lock in the property through a combination of market insight, rigorous screening, and internal coordination—delivering a critical asset to support the client’s next phase of business expansion.
